I’ve been a Real Estate Appraiser in Metro Atlanta since 1993. I’ve appraised a wide variety of properties ranging from large suburban estates to urban high rise condominiums and everything in between.
I’ve performed appraisals for a variety of clients as well. Including for estate planning, estate settlement, PMI removal, pre-listing appraisals, construction lending as well as mortgage lending. I’m on most lender’s approved lists including large lenders such as Chase, Wells Fargo, SunTrust, US Bank, Quicken and Navy Federal to name a few.

What Is An Appraisal?
An appraisal is an unbiased professional opinion of a home's value. Appraisals are usually done when you are buying or refinancing a home. When you're buying a home the appraisal is used to determine whether the agreed upon price for the home is appropriate and takes in to consideration things like the home's condition, location, and features. In a refinance, it assures the lender that it isn't handing the borrower more money than the home is worth.
Is Appraisal An Inspection?
No, they are not the same thing. Appraisers are not home inspectors, that is handled by someone else.. A home inspector's job is to evaluate the for structural issues, as well as to be sure all systems like heating, air conditioning , interior plumbing and electrical systems are all working. He also checks for things like leaks, damages and ptential problems caused by these things.
What's In An Appraisal Report?
In an appraisal you will find the client info, how the report is to be used, the value and how that number was achieved, relevant property characteristics and what was used to help develop the final number. Also things like any known easements, restrictions, encumbrances, leases, declarations, special assessments, ordinances, reservations, covenants, contracts, and other items of a similar nature.
Who Does Appraiser Work For?
Appraiser are usually hired by the lenders as the process is to determine the value of a property in a real estate or refinancing transaction. Because of this, the appraisal is actually owned by the lender even though the buyer pays for the appraisal as part of the closing costs in a real estate transaction. The buyer is welcome to ask for a copy but may not use it for any other reason without permission of the lender.

If the appraisal is done as part of the lending process for a home purchase and comes back at a different price than what has been agreed upon, the seller and buyer must then come to a mutual agreement on how best to acheive the price in question.
